Large windows and sliding doors can make a Riviera Maya home feel open, bright, and connected to the landscape. They can also introduce substantial heat, glare, water exposure, privacy concerns, and maintenance when their size and location are chosen only from a rendering.

There is no universal percentage of glass that becomes too much. The answer depends on orientation, shade, glass performance, frame quality, room use, air-conditioning strategy, storm protection, and the owner’s willingness to maintain large operable systems.

Water management becomes more demanding

Wide doors create long thresholds exposed to rainfall, terrace runoff, and wind-driven water. Tracks need drainage, exterior surfaces need slope, and the surrounding assembly needs a secondary strategy if water reaches the joint.

A nearly flush interior-exterior transition may be desirable, but it cannot be achieved by ignoring the height needed for waterproofing and drainage. Floor build-ups should be coordinated from structure through final finish.

Regular cleaning of tracks and drainage openings is also part of performance, especially in homes near sand, vegetation, or the coast.

Privacy and furnishing should be tested on the plan

A transparent facade can expose bedrooms, bathrooms, or living areas to neighbors and future development. Solving privacy later with permanently closed curtains defeats part of the purpose of the glass.

Furniture needs solid wall area, electrical outlets, shade controls, and circulation. A room surrounded by openings may look expansive but provide no practical location for a television, art, storage, or a headboard.

The design should test the interior as it will be furnished rather than evaluating the facade alone.

Storm protection and maintenance need early decisions

Large glazed openings increase the area that must be protected and the importance of structural attachment, product suitability, and a realistic deployment plan. The chosen protection should be coordinated with facade design, storage, access, and the people responsible for preparing the property.

Tracks, rollers, locks, seals, and coatings require inspection and service. Imported systems may have long lead times for replacement parts, so availability and local technical support should be considered before ordering.

For a remote owner, closing procedures and hurricane preparation should be assigned before the property is occupied.

A practical example: the glass corner in the primary bedroom

Imagine a primary bedroom designed with glass on two sides to capture a garden view. During furniture planning, the owners discover there is no private wall for the bed, afternoon sun reaches the room, and exterior access makes storm protection complicated.

Before construction, the design can retain a generous view while reducing one opening, improving shade, creating a useful wall, and coordinating the remaining glass with structure and protection. After the frames are ordered, the same correction becomes costly.

The right amount of glass is the amount that serves the room after comfort, privacy, water, structure, and daily use are considered.
