What Should Be Designed Into a Smart Home Before the Walls Are Closed?

The easiest time to make a home smart is before the walls and ceilings are finished. That does not mean buying every piece of automation during construction. It means putting the infrastructure in the right places while access is easy.
For a Riviera Maya home, this can be particularly useful because many owners live in the United States or Canada for part of the year. They want to know who entered the house, whether the temperature and humidity are under control, whether a leak has occurred, and whether key systems are operating normally.
At PlayaBuilder, we think about smart-home planning as part of electrical and low-voltage design, not as a box of gadgets purchased after move-in.

Begin with what you want the house to do
The phrase "smart home" can mean almost anything. Before choosing brands or devices, the owner should decide which functions actually matter.
Common priorities include:
- reliable Wi-Fi throughout the property
- remote climate and humidity control
- security cameras and alarm monitoring
- smart locks and gate access
- lighting scenes
- automated shades
- audio and entertainment
- leak detection and water shutoff
- pool and landscape controls
- energy monitoring
- solar and battery monitoring
- door and window sensors
A full-time family residence may prioritize convenience and entertainment. A vacation home may place remote access, humidity, leak detection, and security at the top of the list. A rental property may need controlled guest access and simple systems that are easy for a property manager to understand.
The technology should follow the use case.
A strong network is the foundation
Many smart devices communicate wirelessly, but the home still needs a reliable network.
Concrete construction can make Wi-Fi planning more important because reinforced walls and slabs can weaken signals between rooms. A single router placed in a utility closet may not provide the coverage an owner expects across a large home, rooftop, garden, and pool area.
During design we can plan:
- structured Ethernet cabling
- ceiling or wall locations for wireless access points
- network coverage in exterior living areas
- conduit for future cable runs
- a centralized rack or equipment location
- ventilation and power for network equipment
- backup power for critical network components
Hard-wired connections can also make cameras, televisions, access points, and other equipment more reliable. Even if a homeowner prefers wireless devices today, concealed cable routes give future systems options.
The key is to avoid discovering after move-in that the only good path for a network cable is across a finished ceiling or exterior facade.
Security and access should be built into the door and gate plan
Smart locks and access control are especially useful for second homes, but the architecture and hardware need to support them.
Questions to resolve early include:
- Which doors need controlled access?
- Will the main gate use a keypad, app, card, biometric reader, or intercom?
- Where will cameras have clear views without being visually intrusive?
- Do powered locks need wiring at the door frame?
- Where will access-control power supplies and controllers be located?
- Is there a secure way to provide temporary access to guests, cleaners, or maintenance staff?
Door and gate details are much easier to coordinate before frames, finishes, and hardware are ordered.
For remote owners, the practical benefit is accountability. The owner can manage access without hiding keys or relying entirely on a person being physically present.
Plan the sensors that protect the house
Some of the most useful smart-home devices are not exciting. They simply alert the owner to a problem before it becomes expensive.
In the Riviera Maya, we often discuss:
- water-leak sensors near kitchens, bathrooms, mechanical rooms, and water heaters
- water shutoff controls
- indoor humidity monitoring
- temperature alerts
- door and window sensors
- pump or tank monitoring where appropriate
- power-failure notifications
A leak sensor is easy to place later, but an automatic shutoff valve is cleaner when the plumbing and controls are designed together. The same is true for window sensors, shade wiring, and equipment monitoring.
Owners who spend long periods outside Mexico often value these systems because the property can be checked without waiting for the next physical visit.
Lighting and shades require early decisions
Lighting control can be simple or sophisticated. The important part is deciding the architecture of the system before wiring is complete.
A conventional switch layout uses individual local controls. A centralized or partially centralized system may route circuits differently and use keypads instead of traditional switches. Automated shades may require power at each window head and a place for controllers.
If the owner wants these features, the electrical drawings should show them early.
Useful decisions include:
- which rooms need scenes rather than simple on/off control
- whether exterior lights follow schedules or sensors
- whether shades respond to sun exposure
- whether large sliding doors should trigger AC setbacks when left open
- which controls need to work locally even if the internet is down
A smart home should remain usable when technology fails. We prefer systems where basic lighting, access, and climate functions still have practical local control.
Keep the equipment organized and serviceable
The worst smart homes are often the ones that grew device by device without a plan. There may be multiple hubs, power supplies, transformers, routers, and controllers hidden in different closets and ceilings with little documentation.
A cleaner design centralizes equipment where possible and provides:
- adequate power
- ventilation
- surge protection
- labeled wiring
- working space
- a logical network layout
- room for future components
This makes troubleshooting easier for the owner, property manager, and service technician.
Documentation is equally important. A homeowner should receive an understandable record of network names, device locations, major components, warranty information, and how systems are reset or serviced.
For remote clients, that information prevents every small technical issue from becoming an emergency.
Don't forget the tropical environment
Technology products still live in a coastal building.
Exterior cameras, gate controls, speakers, Wi-Fi access points, and sensors need to be selected and located for humidity, rain, heat, and corrosion. Equipment boxes should drain properly and remain accessible. Exposed connectors and fasteners need suitable protection.
Indoor equipment also needs ventilation. A tightly packed rack inside a hot closet can shorten equipment life and create reliability problems.
The smart-home plan should therefore be coordinated with HVAC, electrical, waterproofing, cabinetry, and exterior details.
A practical example: a second home used six months a year
Consider a homeowner who lives in Canada during the summer and spends part of the winter in Playa del Carmen.
The most useful smart features may not be voice-controlled lighting or elaborate entertainment. They may be:
- remote temperature and humidity control
- cameras at entrances
- a smart lock for trusted local access
- leak sensors and automatic water shutoff
- power-failure alerts
- pool and pump monitoring
- the ability to cool the house before arrival
During construction, the design provides structured wiring, access-point locations, sensor wiring at key openings, a centralized equipment rack, and power at selected shade locations. The owner can install some devices initially and add others later without reopening walls.
That is a flexible smart home. The infrastructure supports the owner's real life rather than forcing the owner to adopt technology they do not need.
Questions to ask before the walls are closed
Where will the network rack and internet equipment be located?
Is there hard-wired network cabling to key rooms and access points?
Will Wi-Fi reach terraces, the pool, roof, gate, and service areas where needed?
Which doors and gates need powered access control?
Are camera views and wiring routes planned?
Do we want leak sensors and an automatic water shutoff?
Are humidity and temperature monitoring part of the plan?
Do automated shades need power at window heads?
Are lighting controls wired for the system we intend to use?
Can critical functions still operate if the internet is unavailable?
Is equipment organized, ventilated, labeled, and accessible for service?
Are exterior devices suitable for tropical coastal conditions?

A reliable network and structured cabling create flexibility for current and future systems.
