Why does Playacar cost more to build in than the rest of Playa del Carmen?

Short answer: HOA-enforced design standards, larger average lot sizes, and — on Phase I beachfront
lots — sandy, high-water-table soil that requires more intensive foundation work, none of which apply
to a standard inland PDC lot.
Why it matters: Buyers comparing Playacar to other neighborhoods often assume the price gap is just
about beach proximity. It’s really about three separate cost drivers stacking together.
What to check:
● Confirm which phase your lot is in — Phase I and Phase II carry different cost structures
● Ask specifically what HOA design review requires for your project, in both cost and time
● Get a soil assessment before finalizing your budget if you’re on a Phase I lot
Bottom line: Playacar’s premium is real and explainable — it’s not a markup, it’s HOA standards and (for
beachfront lots) genuinely harder ground to build on.
