Custom Home — Ground-Up

Villa La Vida Loca, Playacar

A ground-up custom home, designed and built for an owner who was rarely on site to watch it happen.

Project typeCustom home, with pool and exterior living
LocationPlayacar Phase II, Playa del Carmen
StatusCompleted
Completed2010
Objective

A complete home, built without requiring the owner on site.

The owner wanted a ground-up custom home delivered to a defined budget and timeline, while living outside Mexico for most of the build.

PlayaBuilder role

Design coordination, permitting, purchasing, supervision and delivery.

PlayaBuilder carried the project from design decisions through construction, sourcing materials and fixtures, and managing every trade on site through to final handover.

Challenge

Remote approvals, on a fixed schedule.

Every design and budget decision needed to happen without the owner physically present to catch problems as they came up — which meant the reporting and approval process had to be trustworthy enough to replace being on site.

Management

Scope, budget and change control, documented from day one.

Scope and selections were approved before construction began. Budget was tracked against the original figure throughout the one-year build, and any change was documented and approved before it was executed — not discovered afterward.

Result

Delivered on schedule, on budget, without the owner managing it directly.

Villa La Vida Loca was completed in roughly one year for an absentee owner — proof that PlayaBuilder's reporting and approval process can stand in for being on site.
