Before You Buy

Can foreigners own property and build in Mexico?

Yes — through a well-established legal structure. Here's what that structure means before you spend heavily on design or construction.

Foreign nationals can own residential property along the Mexican coastline, including the Riviera Maya, through a bank trust known as a fideicomiso, or through a Mexican corporation for larger or commercial holdings. Both are established, well-understood structures — but each carries its own costs, renewal requirements and implications for how the property can later be sold, financed or passed on.

None of this is a substitute for legal advice specific to your situation. What matters before you commit design or construction budget is understanding, at a high level, which structure applies to your property and what it means for your timeline.

Before you spend heavily on design or construction, understand the ownership structure around the property.

Where Playa Builder fits in Playa Builder is not replacing your attorney or notario. Our role is to coordinate the construction side with the realities foreign owners face locally.

What this means for your project

Once ownership structure is clear, the next question is usually feasibility — can this specific lot support the home you're picturing? That's where a project conversation with a builder becomes useful, alongside your legal review.
