Case study — Rental Condo Remodel

A two-bedroom rental condo becomes a three-bedroom in one week

The work had to fit the only gap in the rental calendar. It did.

Summary

PlayaBuilder converted a vacation-rental condo in a beachfront condominium in Playa del Carmen from two bedrooms to three. The crew divided the large back bedroom, built a hallway so each back bedroom has its own entrance, and diverted the air conditioning to serve both rooms. The work was finished in one week, the only gap the unit had between rentals.

The client

A vacation rental on the beach in the center of Playa del Carmen.

The unit was managed by a vacation rental company that handled many condos in the building.

The problem

Room for a third bedroom, but almost no time to build it.

The condo had two bedrooms, and three bedrooms rent better than two. The unit had the floor space for a third bedroom, but the rental calendar left almost no room to build it. Every day closed for construction was a day without rental income, and the only opening in the calendar was one week.

What PlayaBuilder did

Three pieces of work inside one week.

  • Divided the back bedroom. The large rear bedroom became two separate bedrooms.
  • Built a hallway between them. Each of the two back bedrooms now has its own entrance, so guests do not walk through one room to reach the other.
  • Diverted the air conditioning. The existing system was reworked so that both new rooms are cooled.
Result

Back on the rental calendar on schedule, as a three-bedroom.

The unit returned to the rental calendar on schedule as a three-bedroom condo. No booking was moved or cancelled to make room for the work.

How PlayaBuilder works

Skilled, legal and fairly priced.

Skilled labor

PlayaBuilder employs highly skilled tradespeople.

A legal workforce

PlayaBuilder pays all taxes and social security, and its employees are legally employed.

Fair pricing

The client gets the best work possible at a good price.

For a rental owner, the legal workforce matters as much as the craftsmanship. An owner who hires a properly employed crew is not exposed to the labor and tax problems that informal work can leave behind.

What this project shows

A remodel can add rental value without adding floor area.

  • PlayaBuilder works to a rental calendar. The job was planned around a one-week gap and finished inside it.
  • The third bedroom came from space the unit already had. No floor area was added.
  • Details decide whether a conversion works. The hallway and the reworked air conditioning are what make the new bedroom a real, separate room.
Common questions

Remodeling a rental condo.

In this project, PlayaBuilder did it in one week, which was the only downtime the unit had between rentals. The time depends on the layout and on how much plumbing, electrical and air conditioning work is involved.

Yes, if the work is planned around the calendar. PlayaBuilder completed this conversion inside a one-week gap, and the unit returned to the rental market on schedule.

Because three bedrooms rent better than two. A third bedroom lets the unit host larger groups without adding floor area.

Yes. PlayaBuilder pays all taxes and social security for its employees.
